Most builders on the island tend to charge between $120-200 per square foot – depending on a variety of factors including design, finish details, etc.

I have seen some try and charge more than $300 per square foot – but this is for those people with really deep pockets!

Here’s what they say about the pricing. For a 700 square foot house this works out to approximately $150,000 + shipping etc. Since it’s still possible to find lots on the island for around $80,000, the total cost with a house (+septic, water system, electrical connection, site preparation, etc) is likely to be between $260,000-280,000. This is somewhat below the average price on the island, and it would be a new build too!

“Costs for the mkLoft™: Depending on quantity (number of units) and finishes, these costs typically range between $130 and $140/sf FOB (not including shipping, setting, site work). Typically, quantities of 40 or less are on the higher end, while 41 or more are on the lower end. All-in costs vary with the site costs and quantity, but will typically be about $200/sf to $220/sf.”
